Can anybody guide me as to what is meant by Net Asset Value and Liquidation Value?

Net asset value of a company is the difference between total assets and total liability. Liquidation value is the value of company when it goes into liquidation i.e Total assets less liabilities. These values will be different because first one is based on book value but later is based on releasable value.
